Staging Tips!
Staging is a great tool for maximizing your sales price and minimizing your days on market. The whole point of staging is allowing the buyer to imagine their belongings and their family in your home. So what is wrong with how you've decorated? Nothing! Its perfect for you! When you are selling your home, you want to appeal to as many buyers as possible, which means neutralizing and de-personalizing as much as possible. Since every home is different, each home we list for sale goes through an extensive pre-market staging consultation before hitting the market. Here are a few general things you can do to start staging your home and get ready for sale!
Firstly - Change your mindset! Homes are emotional, each room holds many precious memories, and its hard to think about changing and leaving these spaces. Look at selling your home from the buyer's perspective, what could you do to make more potential buyers absolutely fall in love with your home so they can build their own memories there? Don't think of it as YOUR home anymore, you are ready for your next chapter!

Start packing! The guideline is at least 50% of the items in a room should be removed. Since your house is going to sell soon, might as well get a jump on packing! Start with personal items and mementos. This would include family photos, documents, breakables, "knick-nacks", and religious items. Its hard for buyers to look past interesting items you may have in your home to see the actual space!

Paint! A neutral (not white) beige paint will brighten up the home and cover any dirt or dust that might have accumulated on your walls. We recommend Sherwin Williams color 7036 "Accessible Beige" which easily pairs with warm and cool colors.

Let the light shine in! Take down window dressings and have all windows cleaned inside and out! Light is so important in a home! Its essential that your home be seen as bright and inviting during showings, pack away the curtains and swags, patch holes from curtain rods, make sure broken blinds are repaired or removed. Replace all light bulbs with cool white bulbs for an extra clean finish. 1000 lumens is ideal. Ikea is a great source for cheap LED light bulbs!
